Plumber in Greenwich

Blocked drains, sewer repairs, roofing and hot water across Greenwich, where character houses sit on steep sandstone blocks running down to the water.

What we get called out to in Greenwich

  • Steep blocks. Sewer and stormwater lines that run a long way downhill, and are hard to reach when they fail.
  • Sandstone. It changes how a repair is dug and what it costs, which is why we camera the line first.
  • Older homes on original pipework. Clay sewer lines and galvanised water pipe past their life.
  • Waterfront weather. Salt air on roofs, flashings and gutters.
  • Unit blocks near St Leonards. Stacks and common drains, with a report for the strata manager.

Greenwich is next door to Lane Cove, where we have been based since 2016.

What we do here

In more detail

The three we get called about most

Sewer on a steep block

Greenwich houses sit on sandstone running down to the water, which means long sewer runs, hard access, and a repair that cannot be priced properly from the footpath.

We camera the line and locate the fault to the metre before anything is quoted. Where there is landscaping, paving or rock in the way, relining often saves a trench that would cost more to make good than the pipe repair itself.

Sewer repairs

Leaks you cannot see

Old galvanised water pipe and copper that has been in a sandstone wall for sixty years both fail quietly, and on a steep block the water shows up somewhere well below where it started.

We find it with leak detection gear before anything is opened up, then repair it properly rather than patching the nearest joint.

Burst pipes and leaks

Roofs and gutters

Close to the water, flashings and gutters go first. Salt air eats them, and an older roof with a valley full of leaves does the rest.

We trace the leak to its real cause, then fix it. Gutters, valleys, flashings and downpipes, on tile and on metal, with the mess taken away when we go.

Roofing and gutters

It’s an emergency! I’d better ring STS.

How we work with you

What happens from the first phone call

  1. You get in touch

Ring the office, send the form or email us. For anything urgent, ring — we will tell you what it usually means and what to do while we are on the way, like where your water meter is.

  2. We come and look

For anything bigger than a straightforward repair we come and look at it properly first, and there is no charge for that visit. Guessing at a price over the phone helps nobody.

  3. You get the price in writing

The job priced, not an hourly rate ticking over. If there is more than one sensible way to do it, you get both options and the difference between them explained.

  4. We do the work

Our own licenced plumbers, on the day we said. Drop sheets down, the mess taken away, and a phone call rather than silence if we are running behind.

  5. You see what we found

Photos, camera footage where we used it, and a plain explanation of what was actually wrong. If something is not right afterwards, ring us and we come back and put it right at our cost.

A job we did here

A burst pipe in a Greenwich laundry wall

The problem

A Greenwich family on Carlotta Street found water running out of a laundry wall. Water was getting into the wall cavity and nobody knew which line it was on or how much of the wall was going to have to come out.

What we did

We isolated the water first, then used thermal imaging to find the wet run inside the wall rather than opening it up to look. It was a burst copper pipe. We cut the one section out, repaired it properly, pressure tested the line and turned the water back on.

The result

Water back on the same visit, and one small opening in the wall instead of a large one. Because it was found before the cavity soaked through, there was no plasterboard or flooring to replace.

Not a claim, a count

The work we have actually done in Greenwich

Our job records run from 2016. Since then we have completed 140 jobs in Greenwich.

That is the figure out of our job management system, not a number we made up for the website. It is also why we can usually tell you on the phone what a problem probably is before anyone gets in a ute.

We are at your service, est. 2007

The most common of them

  • 67 taps, toilets and everyday repairs
  • 40 blocked drains cleared
  • 33 sewer and stormwater repairs
  • 17 roofing and guttering
  • 14 hot water repairs and replacements

Plenty of jobs cover more than one of these, so the numbers overlap rather than add up.

About the suburb

Plumbing in Greenwich

Greenwich, postcode 2065, is the peninsula next door to Lane Cove, running down from the Pacific Highway to the water at Greenwich Baths. It's mostly Federation and interwar houses on steep, leafy streets like St Lawrence Street, Carlotta Street and the streets off River Road, with a small run of shops on Greenwich Road and a few older unit blocks near the highway.

The age of the houses is the story of the plumbing. Original earthenware sewers with roots in the joints, galvanised water services that have narrowed and rusted, and hot water systems that were put in when the kitchen was last done. Most of what we're called to in Greenwich is a blocked drain, and most of those are roots. We clear the line, camera it, and reline where the pipe is sound so the roots don't come back next spring.

The steep blocks add their own problems. Sewers run downhill across long easements to the main, so a break can be a fair way from the house, and stormwater off a roof has to be got away properly or it ends up in a neighbour's yard or under the house. We put the camera down before anyone digs, so a repair is one hole in the right place rather than three in the wrong ones.

A lot of Greenwich houses have been extended or had bathrooms added, sometimes more than once. Where a drain was tied in badly twenty years ago, it's usually where the trouble is now. We find those joins and fix them properly.

Greenwich is next door to Lane Cove, where STS has been based since 2016, so it's a few minutes from the office rather than a trip. Ring us for anything urgent, or ask us to come and look at a bigger job. There's no charge for the site visit.

What our customers say

I have used STS Plumbing to clear a blocked sewer line 3 times over the last 6 years, each blockage caused by tree roots. Each time I have found that the issue was resolved in a very proficient and effective and timely way. Both the principal Simon and his co worker, Oliver are friendly and professional. I can highly recommend STS plumbing.

Questions we get asked in Greenwich

What does a plumber in Greenwich cost?

It depends on the job, which is why we price the job rather than run an hourly rate. For anything bigger than a straightforward repair we come and look at it first, at no charge, and you get the price in writing before we start.

Are your plumbers licenced and insured?

Yes. STS Plumbing Co Pty Ltd holds NSW licence 227192C and carries insurance, and the blokes who turn up are our own team, not subcontracted labour.

How quickly can you get here?

Our office is open Monday to Friday, 7am to 5pm, and we call back within 24 hours, guaranteed. For anything urgent, ring rather than fill in the form and we will tell you what it usually means and when we can be there.

Do you work on units and commercial buildings?

Yes. A good share of our work is strata and commercial across the North Shore, and it comes with photos and a written finding a building manager or committee can act on.

Does sandstone make a sewer repair more expensive?

It can, which is exactly why we look before we price it. Digging through rock takes longer and needs different gear, so anyone quoting a sandstone block over the phone is guessing. Often the answer is to reline instead and avoid the excavation altogether.

Do you warrant your work?

Yes. If something is not right after we have left, ring us and we will come back and put it right at our cost. That is part of the STS Guarantee above.
