What we get called out to in Mosman
- Old sewer lines. A lot of Mosman is on original earthenware, and a line that blocks twice in a year is a fault, not bad luck.
- Big trees and small gardens. Roots find the joints, which is the most common cause of a blocked drain around here.
- Sandstone. It changes how a repair gets dug and what it costs, so we look before we price it.
- Harbour weather on the roof. Salt air is hard on flashings, gutters and valleys.
- Apartment blocks and duplexes. Shared lines need a report the strata manager can act on, not just a cleared drain.

In more detail
The three we get called about most
Original earthenware sewer
Plenty of Mosman houses are still on the clay line they were built with. It is bigger and rougher inside than modern pipe, and every joint is somewhere a root can get a hold.
We camera the line before quoting and show you what is actually down there. Whether it gets relined or dug and replaced depends on what is on the screen, not on what is easiest for us.
Sewer repairsSandstone and reinstatement
Rock under the garden changes what an excavation costs, and sandstone paving and mature planting over the top change what it costs to put back.
We look before we price it, and where relining will save you a trench we will say so. Where we do dig, the ground, the paving and the garden go back the way we found them.
Pipe reliningRoofs in salt air
Close to the harbour the roof takes the weather first. Flashings corrode, valleys fill with leaves and gutters rust through, and the first sign is usually a stain on a ceiling.
We trace a roof leak back to what is actually causing it rather than sealing the nearest likely spot, then repair it. Gutters, valleys, flashings, downpipes and skylights.
Roofing and guttersIt’s an emergency! I’d better ring STS.
Old fashioned service. Modern day plumbing.

How we work with you
What happens from the first phone call
-
You get in touch
Ring the office, send the form or email us. For anything urgent, ring — we will tell you what it usually means and what to do while we are on the way, like where your water meter is.
-
We come and look
For anything bigger than a straightforward repair we come and look at it properly first, and there is no charge for that visit. Guessing at a price over the phone helps nobody.
-
You get the price in writing
The job priced, not an hourly rate ticking over. If there is more than one sensible way to do it, you get both options and the difference between them explained.
-
We do the work
Our own licenced plumbers, on the day we said. Drop sheets down, the mess taken away, and a phone call rather than silence if we are running behind.
-
You see what we found
Photos, camera footage where we used it, and a plain explanation of what was actually wrong. If something is not right afterwards, ring us and we come back and put it right at our cost.
A job we did here
Bringing an old Mosman home's plumbing up to date
The problem
The owners of a heritage home in Mosman were getting small leaks turning up in different places, and the original pipework behind them was corroding faster than it could be patched. They wanted it dealt with properly without the house being torn about.
What we did
We inspected the whole system first and worked out which runs were at the end of their life and which had years left, so they were not paying to replace pipe that did not need it. We replaced the corroded sections, put in water efficient fixtures, and repaired the smaller leaks while we had access, working in stages rather than opening the whole house at once.
The result
One reliable system instead of a run of patch repairs, with the character of the house untouched. They knew the price of each stage before it started and what was left to do after it.

Not a claim, a count
The work we have actually done in Mosman
Our job records run from 2016. Since then we have completed 2,774 jobs in Mosman.
That is the figure out of our job management system, not a number we made up for the website. It is also why we can usually tell you on the phone what a problem probably is before anyone gets in a ute.
The most common of them
- 1,315 taps, toilets and everyday repairs
- 747 blocked drains cleared
- 662 sewer and stormwater repairs
- 301 roofing and guttering
- 295 hot water repairs and replacements
Plenty of jobs cover more than one of these, so the numbers overlap rather than add up.
About the suburb
Plumbing in Mosman
Mosman, postcode 2088, is where STS started in 2007. It's the big harbourside suburb on the Lower North Shore, with the shops along Military Road from Spit Junction to Mosman Junction, Federation and interwar houses on the streets that fall away to Mosman Bay, Clifton Gardens and Middle Harbour, art deco flats along Military Road and Spit Road, and big waterfront homes down towards Bradleys Head and The Spit.
The houses have the plumbing of their age. Earthenware sewers with roots in every joint, galvanised water services rusted to the point where the pressure drops, cast iron stacks in the two-storey homes, and stormwater that was run wherever it would go. Roots are the reason most Mosman drains block, and clearing only buys time. We camera the line, jet it and reline it so the roots stay out and the garden and paving stay where they are.
The flat blocks along Military Road, Spit Road and Bradleys Head Road were built in the 1920s and 30s with earthenware sewers and galvanised water services shared between all the units. A recurring blockage on a stack, a leak in the flat below, or a hot water plant that can't keep up are strata jobs, and we do them with the strata manager in the loop. The camera goes down first and the finding comes back in writing with the footage, which is what the committee needs to make a decision.
Mosman is steep. The houses on the streets that run down to the harbour have long sewer runs downhill to the main, often through sandstone and under retaining walls, and a break can be a fair way from the house. Finding it with the camera before anyone digs is the difference between a morning and a week. Stormwater off a big roof in a southerly has to be got away properly, and the box gutters and downpipes on the older houses are often original.
Military Road is one of the busiest shopping strips on the North Shore, and a cafe or restaurant with a blocked grease trap or a dead hot water unit can't wait. We plan commercial jobs so they're done between services rather than during one.
We're in Lane Cove now, which makes Mosman a short run rather than a trip, and these are streets we've been working in since the business started. Ring us for anything urgent, or ask us to come and look at a bigger job. There's no charge for the site visit.

Homeowner, MosmanQuestions we get asked in Mosman
What does a plumber in Mosman cost?
It depends on the job, which is why we price the job rather than run an hourly rate. For anything bigger than a straightforward repair we come and look at it first, at no charge, and you get the price in writing before we start.
Are your plumbers licenced and insured?
Yes. STS Plumbing Co Pty Ltd holds NSW licence 227192C and carries insurance, and the blokes who turn up are our own team, not subcontracted labour.
How quickly can you get here?
Our office is open Monday to Friday, 7am to 5pm, and we call back within 24 hours, guaranteed. For anything urgent, ring rather than fill in the form and we will tell you what it usually means and when we can be there.
Do you work on units and commercial buildings?
Yes. A good share of our work is strata and commercial across the North Shore, and it comes with photos and a written finding a building manager or committee can act on.
Should I reline or replace an old earthenware line?
Relining works where the pipe still holds its shape and the trouble is roots at the joints. Where a section has collapsed or lost its fall, relining a broken pipe is not a repair and we will tell you to dig it. The camera run decides it, and you get to see the same footage we do.
Do you warrant your work?
Yes. If something is not right after we have left, ring us and we will come back and put it right at our cost. That is part of the STS Guarantee above.
